Free cleaner invoice template (Australia)
Cleaning is the trade where the GST threshold matters most: a big share of sole-trader cleaners earn under $75,000 and aren't registered for GST. If that's you, your paperwork is headed "Invoice", not "Tax Invoice", and you charge no GST at all. Charging GST while unregistered is a genuine problem, not a technicality.
This template comes in both flavours: the ATO-correct Tax Invoice for GST-registered cleaners, and guidance to strip the GST column if you're under the threshold. Regular clients, bond cleans and one-off jobs each get a natural line format.

GST notes for cleaners
Cleaning Services: a trade where a large share of sole traders sit under the $75,000 GST threshold, which changes what the invoice must (and must not) say.
- Under $75,000 turnover and not registered? Charge NO GST and head the document 'Invoice'. Your ABN, date, description and amounts are still required.
- Crossing the threshold mid-year: you must register within 21 days of your turnover hitting $75k; from registration your invoices become Tax Invoices with GST.
- Bond cleans: put the property address and 'end of lease' in the description; agents and tribunals treat the invoice as evidence the clean happened.
Word, Excel or Google Docs
Using this cleaner invoice template in other formats
Microsoft Word
Recreate the PDF’s structure with a 5-column table (description, qty, unit price, GST, amount). Keep the words “Tax Invoice” as the document title, your ABN under your business name, and add a totals block of subtotal / GST / total. Word’s tables won’t calculate GST for you, so double-check every amount: a wrong GST figure is the most common Word-template mistake we saw in real cleaner invoices.
Excel / spreadsheets
Excel handles the maths: set GST per line to =ROUND(qty*unit*0.1, 2) for GST-inclusive work, and total to subtotal + GST. The trap is what Excel doesn’t do: it won’t stop you issuing two invoices with the same number, and PDFs exported from spreadsheets often crop columns, so always check the print preview before sending.
Google Docs
Same structure as Word. One advantage: a single master doc you copy per invoice keeps your numbering sequential. One warning: sharing the live doc link instead of a PDF lets the amounts change after sending, so always download as PDF before it goes to the customer.

FAQ
I earn under $75k. Do I write Tax Invoice or Invoice?
'Invoice'. The words 'Tax Invoice' are reserved for GST-registered businesses. You still include your ABN, the date, what you did and the amount, just no GST line.
Can I charge GST if I'm not registered?
No. Charging GST while unregistered means you're collecting tax you can't remit, and the ATO takes it seriously. Register first (you can register voluntarily under the threshold), then charge it.
Do supplies I use go on the invoice?
Usually no. Your products are your cost of doing business, priced into your rate. If a client asks you to buy something specific (e.g. their preferred products), on-charge it as a line.
